CHATHAM, NJ - The Borough of Chatham Council unanimously approved the introduction of an ordinance that adopts Topology's redevelopment plan for a portion of River Road on Monday night.
The planning board will review the plan to determine whether it is consistent with the borough's master plan at its meeting on Wednesday night and it will go back to the council for adoption at its June 10 meeting.
Developer engagement and public vetting will follow before a possible redevelopment agreement can be adopted.
The Topology plan sets the zoning parameters for the redevelopment of three lots totaling 4.5 acres on the north side of River Road, starting at the corner of Watchung Avenue.
The plan was reviewed during a special joint meeting of the borough council and Chatham Borough Planning Board on May 1. The amended plan introduced changed the height of the buildings allowed from three stories to four stories.
For residential units, there will 1.8 parking spaces required. For most other uses, there will be a four parking space requirement per unit. Underground parking will be built to accommodate the parking space requirements.
The plan uses an average unit size of 1,000 square feet per residential unit to estimate that approximately 300 apartment units could be built.

Michael Martone, a planner for Topology, noted at the May 1 meeting that one of the "major takeaways" of the River Road redevelopment area was that it was in close proximity to three train stations - Chatham, Summit and New Providence.
