PLAINFIELD, NJ - Members of Plainfield's Zoning Board will hear from an applicant seeking site plan approval for a mixed-use building at 833 West Front Street near Green Brook Park according to a legal notice. It would include a retail unit, residential amenities and an apartment on the first floor, and apartments on the second and third floors.
Moon Builder LLC, located in Watchung, will come before the board on Wednesday, August 7 at 7 p.m. The meeting, open to the public, will be held in the library at City Hall, 515 Watchung Avenue.

CITY OF PLAINFIELD ZONING BOARD OF ADJUSTMENT NOTICE OF PUBLIC HEARING NOTICE is hereby given that Moon Builder L.L.C. has applied to the Zoning Board of Adjustment of the City of Plainfield for preliminary and final site plan approval, for use variance approval for a mixed use building containing a retail unit, residential amenity area and a residential apartment on the first floor and residential apartments on the second and third floor, a variance pursuant to NJSA 40:55D-70(d6) for the height of the proposed building whereas 35' is permitted and 40' is proposed and for bulk variances as described herein to construct a mixed use building on the below described premises. The applicant is requesting approval for bulk variance for maximum total lot coverage whereas 70% is permitted and 81.6% is proposed and the applicant requests relief from the following regular and supplementary zoning regulations: The landscape screening along the eastern side lot line, the buffering along the parking lot, and the landscape screening along the eastern side of the parking lot does not meet the requirements of the ordinance; the building is less than 5 feet from the driveway, the curb cut is 26 feet wide for the 24 foot driveway; 22 parking spaces are required and 12 spaces are proposed; landscaping is not proposed for the parking lot; and shade trees are not proposed. The applicant is also requesting design waivers for size of storage units, private rear yard recreation area and parking lot lighting. In addition, the applicant is requesting variance/waiver approval with regard to any other matter deemed appropriate or necessary by the Board.
