Strong End of Year Sales Leaves Limited Supply of Homes at Vizcaya

January 23, 2013 at 5:25 PM

Home sales at Vizcaya did not go into a holiday season slumber this year.

On the contrary, the luxury gated community in West Orange enjoyed record sales activity to close out 2012. Buyers decided they didn’t want to wait to secure their place in the coveted Vizcaya estate, especially since only a finite amount of certain homes remain available.

“Home buyers are realizing that they need to move forward now to get what they want, because inventory is limited,” said Lisa Macchi, Vice President of Sales and Marketing at Millennium Homes, the Developer of Vizcaya. “The lifestyle Vizcaya offers its residents is second to none and that’s something they don’t want to miss out on.”

The surge in sales comes at a non-traditional time of year, but it is no surprise to anyone who knows the community well. Since opening the north wing of its main building to Penthouse and Residence buyers one year ago, Vizcaya’s sales activity has been steady and strong. Buyers realize that this is the right time to make a decision, while there is still a wide variety of designs and locations to choose from.

“We even sold the model home where the sales office was located,” Ms. Macchi said. “Sales were certainly well above average in December and we expect that hot pace to continue well into 2013.”

Vizcaya offers four distinct home types inside the gates of its picturesque hilltop estate. The chateau-like main building houses Penthouses, Residences, Maisonettes and the community’s vast amenity spaces. Luxury Townhomes surround the main building on charming cul-de-sacs.

Penthouses with three bedrooms, 3.5 baths and over 3,200 square feet of living space are priced from $1.5 million. Residences with two to three bedrooms, 2.5-3 baths and up to 2,662 square feet of living space are priced from the upper $800,000s. Three-bedroom, 3.5 bath Maisonettes with 3,237 square feet of living space are priced from the $900,000s. All homeowners enjoy interior spaces with richly-appointed great rooms, gourmet kitchens and exceptional master-suites.

Later this month, Millennium Homes will introduce a highly-anticipated series of nine new Townhomes. These four-bedroom, 3.5-bath Townhomes will offer some of the most desirable home locations in the Vizcaya estate, overlooking a pond and walking trails.

The hallmark of the Vizcaya lifestyle is the first-class amenities and services all residents enjoy. Popular amenities include Vizcaya’s spa, sauna, steam room, massage rooms, fitness room, yoga/aerobics room, tennis court and heated indoor and outdoor pools. Community game rooms, parlors and terraces in the main building provide residents with hours of additional entertainment.

White glove services include complimentary valet parking, gated security and 24-hour access to a concierge, who can help residents with everything from dinner reservations to dry cleaning. The grounds are immaculately kept by staff members and emergencies such as snowstorms are dealt with quickly, efficiently and with the convenience of residents in mind.

Vizcaya is a short drive away from several gourmet restaurants, local shops, boutiques, parks and entertainment venues. The acclaimed Paper Mill Playhouse and the Short Hills Mall are both nearby. The South Mountain Reservation and Turtle Back Zoo are just around the corner. Recreational opportunities abound with municipal and county parks, private and public golf courses, and preserved natural woodlands found throughout the 12 mile town.

Manhattan is a short 30-minute car ride away, while New Jersey Transit rail stations are nearby in Millburn and South Orange.
