The Sudler Companies, one of New Jersey's oldest real estate developers recently marking its 100th year, is pleased to announce the recent completion of two lease transactions involving the same tenant, within Sudler Corporate Park in North Brunswick, N.J. The first is a long-term 125,000-square-foot lease renewal at 1112 Corporate Road and the second is a new 130,000-square-foot long-term lease at 1101 Corporate Road. The Sudler Companies' was represented in-house by Executive Vice President of Real Estate, Steven Spinweber, in both transactions, while CB Richard Ellis' Vice President, John Maloney, Jr., CCIM, represented the tenant, Capacity LLC.

"Although the real estate market is challenging, leasing activity in the Central New Jersey industrial market has been on the upswing," stated Spinweber. "Industrial tenants are taking action, and Capacity took the opportunity to concentrate its office and warehousing needs together."

A member of the Sudler tenant family since 1998, Capacity, which specializes in order fulfillment, e-commerce, warehouse distribution and Electronic Data Interchange integration with warehouses, has renewed its lease for the entire 125,000-square-foot building at 1112 Corporate Road within the prestigious Sudler Corporate Park.

In a concurrent transaction, Capacity also expanded its footprint in the park, signing a long-term lease for the 130,000-square-foot 1101 Corporate Road, formerly part of the campus of Church & Dwight Company Inc., owner of the ARM & HAMMER brand. Built in 1980, the property, which sits on an 11-acre lot, features 40-foot by 40-foot column spacing, one drive-in dock and 10 external docks. With this transaction, Capacity will be consolidating its Eastern warehouse and fulfillment services hub from 1600 Livingston Ave., across the busy Route 1, to the property adjacent to its U.S. headquarters at 1112 Corporate Road.
