GREEN BROOK, NJ - The Green Brook Land Use Board will hear a developer's application on Monday, Feb. 11 at 7 p.m. at the municipal office to build 202 units of rental apartments on the corner of US Route 22 west and Warrenville Road.  The project includes 30 affordable rental units in four separate buildings on the 14.38-acre site.

TOWNSHIP OF GREEN BROOK NOTICE OF PUBLIC HEARING Please take notice that on February 11, 2019 at 7:30 p.m. at the Green Brook Township Town Hall, located at 111 Greenbrook Road, Green Brook, NJ, the Land Use Board will hold a hearing on the bifurcated variance application of Green Brook Meadow, LLC. The property in question is located at: 236 & 238-256 Route 22 West (northeastern corner of Route 22 W & Warrenville Rd.), Green Brook, New Jersey, also known as Block 114 Lot 1, as shown on the Green Brook Township tax map, owned by Green Brook Meadow, LLC. The applicant is proposing a residential development of 202 apartment rental units in four separate buildings on the 14.38-acre site. The project includes 30 affordable rental units. The present application requires one "D" variance for the residential use and one "C" variance for the height of the proposed buildings. Variances Requested: A variance pursuant to N.J.S.A. 40:55D-70(d) from the requirements of § 606.1 (Permitted Uses) of the Green Brook Zoning Ordinance to permit an inclusionary residential apartment complex in a Regional Highway Commercial District. Additionally, a variance pursuant to N.J.S.A. 40:55D-70(c) from the requirements of § 606.3-1 (Area and Bulk Requirements) to permit construction of buildings comprised of 3 stories over parking at a height of up to 38.5' feet where 35 feet in height and 2 stories are permitted. The additional height allows for (1) an appropriate clustering of the buildings; (2) a better circulation plan; (3) increased open ("green") space within site; and (4) improved visual aesthetic - the buildings would not be spread out over the entire 14.30 acres. Exception or Variance Requested: An exception or variance from Land Development Ordinance Section 714(i for treating retaining walls as fences and Section 1002 of the Zoning Ordinance, which does not permit new fences to be installed at a height greater than six (6) feet in rear yards and four (4) feet in front yards. The proposed plan includes approximately twelve (12) retaining walls of varying heights across the site, some of which exceed the fence height limitation. The applicant will also seek such other relief or variances as may be determined necessary at the public hearing based upon review of the application or amendment(s) to the application. The file pertaining to this application is available for public inspection during normal business hours (8:30 AM 4:00 PM, Monday through Friday) from the Secretary of the Land Use Board at the Green Brook Township Town Hall, located at 111 Greenbrook Road, Green Brook, NJ.
