NUTLEY, NJ - Revenue and Finance Commissioner Thomas J. Evans announced during the Nutley Board of Commissioners Tuesday, Feb. 4 public meeting that a town wide revaluation will soon be conducted. Parks and Recreation Commissioner Mauro G. Tucci was absent excused.

Evans said a letter has circulated to all home owners from Appraisal Systems, the independent appraiser for the township, that they will be conducting a reevaluation. Nutley is subject to a town wide reevaluation of all real property in town, both commercial and residential. The process has to be completed by September/October.

According to Evans, the revaluation will not generate more tax dollars. “The revaluation does not raise new taxes. The increase in value lowers the tax rate, which zeros out a tax increase. But depending on how property values have changed it could resolute in a shift between properties,” said Evans.

The township has added to the process from feedback from the last reevaluation, that when Appraisal Systems will be in the homeowner’s area they will send out postcards notifying residents that the inspector is coming. If a resident is not home the inspector will look at the exterior and leave a card to reschedule a visit to inspect the interior of the property.

The township coordinated with the Public Safety Department to make sure every inspector is wearing a municipal ID. “No one should allow any inspector onto their property unless they actually see a valid municipal ID,” said Evans.

Revaluation adjustments won’t be known until late September/early October.

Revaluations were conducted in 1977 and 2005. According to Evans, there is a trigger that the Essex County Board of Taxation follows and when they hit that they order a township to conduct a revaluation and Nutley was ordered to complete one.
