WARREN, NJ - The Warren Township Committee approved amending zoning ordinances at the last meeting to allow for the court approved affordable housing developments off of Hillcrest Road. The court required the changes as part of the housing settlement.

The projects are a part of Warren’s third round affordable housing settlement with up to 192 located on the east side of Hillcrest Road between Route 78 and Emerson Lane, owned by K. Hovnanian, and up to 176-units located on the west side of Hillcrest Road between Route 78 and Bellwood Drive, owned by Premier Developers. 

Township Attorney Jeffrey Lehrer said that no vehicular access will be granted to the Premier site from Majors Road. See here.

The township has hired an independent consultant to conduct a traffic study of the area, paid for by the two developers, according to Lehrer.

Some residents, and an attorney and planner hired by residents, spoke at the meeting regarding proposed changes to the zoning. All were encouraged to attend the planning board meetings, when and if an application is made by the developers to the planning board, where issues of setbacks, buffers, water runoff, and other issues are addressed.

The committee will hold public hearings on five more zoning amendments for affordable housing settlement sites at its next meeting on Thursday, March 14.
