CAMDEN, NJ — Parkside Business and Community in Partnership (PBCIP) is seeking tenants to round out its Parkside Arts Pavilion, a two-story, multi-disciplinary creative hub soon to open on Haddon Avenue.
The 7,800 square foot property at 1366 Haddon Ave., formerly the Local 222 building, represents one of a number of development sites envisioned for an arts transformation of the historic corridor.
Bridget Phifer, executive director of PBCIP, said the idea of the space is to provide for "programming and training opportunities that will enrich the lives of young people by driving social progress and community resilience through the arts and experiences in contemporary culture."
The facility features rooms of various sizes appealing to the needs of different art forms.
Currently, a pair of Camden-based organizations have lease agreements for about one-third of the space — Superior Arts, occupying two dance studios on the basement level; and The Fashion Design Center of South Jersey, its training and studio taking up residence on the floor above. They have collectively leased approximately 2,700 square feet.
Available to rent for organizations and individuals — local or any other "if they are providing quality services for the community," Phifer says — are a visual arts classroom, a training lab, and a large assembly area in the back. These rooms round out the main level, along with a reception area and a shared mini kitchen.
Down sets of stairs, the dance studios neighbor a collection of co-work spaces: an office for one, a conference room, and an incubator room, managed by PBCIP, for local arts groups.
"There's about 1,200 square feet of space where we want to incubate local non-profit, youth-based, arts-focused organizations," Phifer said in a recent interview.
The building is co-owned by Parkside's community development corporation and Urban Development Partners, which invested more than $200,000 in acquisition and rehab costs. PBCIP contributed $20,000 toward the $70,000 sales price in 2018, and assumes 29% of its holding cost and maintenance.
Investment in the acquisition, rehab and fit-out of the building also came courtesy of a 2019 New Jersey DCA Neighborhood Revitalization Tax Credit allocation.
Phifer said the building is ready to be officially opened once a decision comes on PBCIP's appeal to the Camden Zoning Board, which contends the intended uses for the building are different from that of the previous owner. If the appeal is denied, the group would need to go before the board at the Nov. 14 meeting.
A final certificate of occupancy would allow for open houses in the space, in addition to the individual tours currently ongoing, Phifer said.
"We've been taking various (potential) tenants through and people love the building," she said.
