EAST ORANGE, NJ - Once a month the City of East Orange Division of Housing & Revitalization holds an information session on homeownership. These classes provide direction and guidance for aspiring homebuyers seeking to purchase in East Orange.
The program seeks to demystify the purchasing process and help residents find the most affordable options possible. Recently we spoke to the City’s program coordinator, Vincent DaSilva about one of the programs provided to our residents through the State of NJ. DaSilva responded affirmatively when asked if it were true that renters holding a Section 8 certificate could buy a home instead of simply continuing to rent. “Most certainly” he replied, and then furnished us with a ton of information.
DCA’s Section 8 Homeownership Program is a federally-funded program that enables qualified first-time homebuyers to receive monthly assistance for homeownership expenses in lieu of monthly rental assistance.
The program is available to DCA Housing Choice Voucher participants meeting certain criteria. Here are a few of the requirements:
Applicant is in good standing with DCA’s Housing Choice Voucher Program
Applicant is a first-time homebuyer (No one in the household has owned a home for at least three years)
Applicant has been continuously employed on a full-time basis (minimum of 30 hours per week) for at least one year before applying to the program
Applicant has an annual earned income of at least $25,000. This amount does not apply to elderly and disabled head of households
Applicant must be willing to attend homeownership counseling assigned by DCA
