FAIR LAWN, NJ - The Zoning Board of Adjustment scheduled a special meeting on July 12 for the Core Mark application to proceed with a possible revision of its planned convenience store and gas station on River Road.

The Zoning Board met on June 28 but did not hear Core Mark testimony. They instead scheduled the special meeting for the application #2017-30, "Core mark Fairlawn, LLC," 16-00 River Road, Block 5274, Lot 1.02, Zone B-4 (closed TD Bank). The proposed use of a gas station is not specifically listed as a permitted use in the B-4 zone, and therefore it is prohibited. It requires a D-1 use variance as per Section 125-25.B (2) and any other variances and/or waivers that may be required for the application.

Presently, QuickChek is no longer considering leasing the property but Core Mark is continuing to pursue the idea of the convenience store and gas station. The Zoning Board, however, is questioning Core Mark lawyer Andrew Delvecchio about whether the change away from QuickChek is a new application or it's a revision of the current application.

Whatever tenant comes in, they would still face a variance because the gas station falls 26 feet under the 1,000-foot distance from Westmoreland School.

According to the latest Core Mark plan, the gasoline tankers and other delivery trucks would enter on River Road and exit onto Bergen Avenue by making a left turn around the convenience store in the corner and then another left onto River Road. Neighbors contend this is a worse plan that the original and will snarl traffic more than originally anticipated.
