FAIR LAWN, NJ – The Zoning Board of Adjustment has approved the former site of the TD Bank on River Road for a senior assisted and independent living facility, according to the developer.
On Dec. 19, the board approved 101 units for 16-00 River Road, a 1.66-acre lot. The project includes 75 assisted living units (15 of which are designated as Medicaid beds and will count toward the borough’s affordable fair share housing obligation) and 26 independent living units, along with 53 parking spaces.
“We’re expecting to break ground the summer of 2020,” said Kyle Star of Landmark Real Estate. Landmark worked in conjunction with the Coremark Group, both Wyckoff based companies, on the purchase and development of the property.
In July 2018, QuickChek took a pass on leasing the property after neighbors rejected the idea of the gas station and convenience store it was proposing because of its proximity to Westmoreland School and the public library. The gas station is a prohibited use in that zone and therefore required a use variance.
The senior facility required a use variance, as a continuing care retirement community is not a permitted use in that zone.
