HASBROUCK HEIGHTS - The application of Ace Solutions to expand its building at 50 Terrace Avenue was approved, with conditions, as part of the Borough of Hasbrouck Heights Land Use meeting on July 26 at Borough Hall.
At the June meeting, the application was greeted with hostility by neighbors of the business, and the zoning board had several recommendations that the property owner had to work with its architect. With changes made to the plans to reduce the amount of parking on site from 17 spaces to 14, the addition of some landscaping and a fence, the board granted the application.
The board memorialized its resolution for the front and rear deck for a homeowner on Stanley Avenue that was heard the last meeting.
In new business, three applications were made, and were ultimately approved.
The application for a front yard, side yard and building height variance for 140 Division Ave was approved, as two of the three variances, were just expansions of already non-conforming use. The project, which is to put a second floor on a ranch home, only new variance was a minimal height variance. The board agreed to the variances, and granted the application.
The application for 105 Walter Avenue was also approved, as the board agreed that the front yard, side yard and height variances were acceptable.
The application for 246 Coolidge Avenue was also quickly approved, as the representative for the owners quickly stated that the request was to put a second floor over an existing structure and was only asking for a continuation of the existing front yard and side yard variances.
All the approved application will be memorialized at the September meeting, as the Land Use Board does not meet in August. After that, there is a 45-day period where objections can still be to the plans by concerned neighbors.
