HOLMDEL, NJ - Folks seeking affordable housing in Holmdel may not have to wait too much longer.
On Tuesday December 3rd, the Holmdel Planning Board may help make their affordable housing dreams a reality as they consider new ordinances and their consistency with the townships Master Plan.
Historically, Holmdel fought against being forced to convert farms and open space to high density housing. A preference for regional contribution agreements (RCA'S) and other strategies to minimize overdevelopment was preferred.
From a zoning perspective, an acre or more of land is the norm in most neighborhoods. This is especially so in areas served by septic systems. Additionally, the township actively preserved open space and farmland over the years. Many large properties have been preserved such as the Chase Tract, F&F Nurseries (now a potential location for a new firehouse) and DePalma Farms.
Over time, areas where sewer service was available became the 'go to' location for high density housing. Such will be the case next Tuesday. Recently, Middletown began fighting back on some of the more onerous interpretations of the courts and litigants. They have considered the intensity unfair and unjust.
In Holmdel, the current course is to locate the extra density in northern Holmdel.
Geographically, the area under discussion is the Route 35 corridor. The Planning Board, Chaired by Assemblywoman Serena DiMaso, will consider certain amendments to the Chapter 30 development regulations that will allow the new housing. The Board consists of 9 voting members not including alternates. Deputy Mayor Mike Nikolis is also on the board.
This master plan consistency review of introduced ordinances will change the current development regulations to allow high density affordable housing.
By amending Chapter 30, “Development Regulations” of the Code of the Township of Holmdel, a rezoning of block 59, Lots 6 + 7 would be made law, going from the current Transitional Mixed Highway Oriented (TMHO) Zone and the Route 35 Overlay Zone to the “Affordable Housing Mixed Use AH- MU” to Allow for Mixed Use – Residential Market Rate and Affordable Housing Units
The Planning Board will also review ordinance 2019-32 which, according to the public notice will amend Chapter 30, “Development Regulations” of the Code of the Township of Holmdel, by Repealing Section 30-135 in its Entirety and Creating a New Section 30- 137 Entitled, “Affordable Housing Multi Family (AH-MF)” Zone District Rezoning Block 52, Lots 17 + 18 to Allow for Residential Market Rate and Affordable Housing Units.
For those looking for more affordable housing, the Planning Board meeting is the next step to success. The board will be expected to review the impacts on traffic, taxes and schools.
