Rent.com Ranks Livingston #1 in its "Top 25 Cities for Renters Raising Families" List


LIVINGSTON, NJ - Livingston is ranked first among the “Top 25 Cities for Renters Raising Families,” according to a new list compiled by Rent.com. In all, eight entries of the top 25, with Livingston in the top spot, are in NJ.

The list ranks cities with a high concentration of family households (greater than 70 percent), population greater than 10,000, and a median household income of $50,000 or more. Family-friendly criteria considered in the ranking included affordable rental rates (based on Rent.com data), low crime rates, and high school scores.

Cities with less than 1,000 rental dwellings, such as Fanwood were eliminated, as were places with high weather risk (risk of tornadoes, hurricanes, etc.) and cities where the crime risk greater than the national average were eliminated.

Other New Jersey cities making Rent.com’s Top 25 list included: Tenafly (#3), Millburn (#4), Ridgewood (#9), Westfield (#11), New Providence (#15), River Edge (#21) and Scotch Plains (#22)

Population: 29,366 people, 9,990 households, and 8,272 families residing in the township

Families (non-single residences): 85.3% of the population, giving Livingston a higher than average concentration of families.

Median Household Income: $129,208 vs. US $53,360, Essex $57,579

According to Rent.com, New Jersey Township, located 27 miles from Manhattan, takes the “Garden State” to heart with its 600 acres of parkland including the 65-acre Memorial Park in the center of town. Even all of its schools are built in the middle of parks!

Livingston’s website says that today’s residents enjoy a comfortable suburban lifestyle with easy access to New York City and other areas of New Jersey. Interstates 80 and 280, the Garden State Parkway, the New Jersey Turnpike, and Route 24 are all close to Livingston. Prospective residents can choose from a variety of homes. The town boasts a highly rated public school system. It has six elementary schools, two middle schools and a comprehensive high school that received the US Department of Education’s Blue Ribbon Award in 1998. The town’s Senior, Youth and Leisure Services (SYLS) programs include: two community pools, tennis courts, basketball courts and playgrounds, and youth and adult athletics.

Manager of Communications/Community Outreach Marilyn Lehren says that Livingston’s schools rank among the best in the state and nation, with the high school among the top five percent of schools in the nation. At Livingston High School, the student body boasts published writers, commissioned artists, professional researchers, applauded performers, world-ranked robotics teams, future business leaders, and world-class athletes. It has been listed among the nation’s Blue Ribbon schools, and the state’s Reward Schools, has a designation by the N.J. Department of Education, which is reserved for schools that have demonstrated a level of high overall performance.

The elementary schools—with Collins ranked among New Jersey’s Reward Schools for high overall performance in 2013—consistently grade well in statewide measures of instructional time, class size, attendance, teacher degree level and computer use.
