SHORT HILLS, NJ — On Feb. 13, the Simon Westfall-Kwong Real Estate Group held their 3rd annual Home Expo. The event is usually held at the Short Hills Hilton, but this year they went virtual. Guests used Zoom on the Expo website to watch the presentations. In lieu of tables for guests to meet local home service providers, the website features advertising space with brief videos from the businesses. 

“Our region is in an unprecedented Seller’s Market, and many buyers and sellers are facing critical real estate decisions that need to be made quickly. It is really important that we continue to get valuable data and information to people that want to take advantage of this market. Making smart decisions around probably the largest financial asset someone has is critical at every step in the process” explained Simon Westfall-Kwong. 

The SWK Home Expo featured some of the regions’ top experts for 10-minute sessions on the most important subjects that buyers and sellers need to know about. Shannon Aronson gave a jaw-dropping presentation on the State of the Market in our region and reviewed many towns in the area. Other subjects ranged from the lowest mortgage rates in almost a decade, to selling and home staging tips, home inspection information, and impactful information from attorney’s who have seen it all. The Seller’s Market is putting a tremendous amount of pressure on prices as inventory remains substantially lower. January saw a significant year over year average sales price increase for both Millburn and Short Hills. In many cases homes sold for over list price with multiple offers. Days on market are down dramatically, indicating very motivated buyers who want to secure their home quickly.
