New Development off Tices Lane: Just the Facts about Hidden Oak Woods

EAST BRUNSWICK, NJ - On June 6, East Brunswick's Planning Board will host its first discussion of a project off Tices Lane called Hidden Oak Woods.  The proposed new development will feature 275 apartments, parking, a clubhouse, a central walkway in a park-like setting with a fountain, and a pool for residents.  It will be located behind Tices Lane Park, a unstructured natural area, perpendicular to Harts Lane.  The Township has approved zoning of this location for residential use.  Hidden Oak Woods will be in compliance with the Affordable Housing (COAH) requirements imposed on East Brunswick, offering 55 affordable apartments.

The developer and owner of the property is Alfieri Property Management of Edison. The parcel of land was originally zoned for "Planned Industrial" construction, says Steve Gottlieb, of the East Brunswick Office of Planning and Engineering, but "the market didn't work for that use."  In the mid-200's, the land was re-zoned to provide residential space for an age-restricted community.  After that, the developer became an intervener in the affordable housing lawsuit against East Brunswick and courts required the zoning to be modified to accommodate housing with no age restriction.

There will be no encroachment on the natural area of Tices Lane Park.  The area is identified as wetlands and is already in a conservation easement. However, trees will come down in the development area to make way for the new buildings.

Seven buildings with four stories of living space each will provide the 275 planned apartments.  Currently, there are four-story residential buildings in East Brunswick  in the Golden Triangle area near Wal-Mart.

Traffic is likely to be a concern.  "The developer has agreed to provide $500,000 to augment the cost of improving signals at the Tices/University and Tices/Harts intersections," says Gottlieb.  The Township is in the process of completing a review of the applicant's traffic report which will be available shortly. 

As show in the attached photos, access to the development will be by one of two roads:  Eagle Road that passes alongside the Raritan Valley YMCA off Tices Lane, an established road that is currently gated, and Mill Brook Court, an existing road off of Harts Lane.

The Planning Board meeting will be held at 8:00 pm on Wednesday, June 6 in the East Brunswick Municipal Building.
