“This advancement of Montclairion II marks an important step towards efforts to revitalize the eastern end of Bloomfield Avenue,” stated Gill. “Redevelopment projects like this will not only create good jobs and help boost our economy, but also strengthen Montclair’s downtown district and the community at large. The property at the site of the proposed Montclairion II redevelopment, which will include a mixed use and mixed income building fronting on Bloomfield Avenue and consisting of 40 residential units, was once part of a larger parcel which was subdivided in 1987. This subdivision map shows a 10’ wide reservation to Essex County for road widening purposes along Bloomfield Avenue, which never occurred nor are there plans to do so. The proposed redevelopment is located, in part, in this reservation and therefore its release was critical to the project proceeding.
The site of Montclairion II has been designated as an Area in Need of Rehabilitation by the Township of Montclair and is now part of the Township’s Eastern Gateway Redevelopment Plan. The Montclair Planning Board and the Essex County Planning Board both granted final site plan approval for the proposed redevelopment.
