We have seen 949 properties listed in our local communities since the 1st of the year and 129 have sold with an average of 8 days on the market and a Sale/List Price of 101.4%. BUYERS ARE OUT THERE!!! Homes in good condition and priced right are selling and while the frenzy of the Spring Market with multiple offers has tempered we are still seeing a good number of buyers at Open Houses in July. A quick breakdown by town:

 Berkeley Heights: Currently has 66 active properties with 3 being listed over $1mm. We have 40 properties under contract and 100 sold since January 1st with a Sale/List Price ratio of: 98.5% and an average of 55 days on market. Approximately a 4.4 month inventory

 New Providence: Currently has 39 active properties with 5 being listed over $1mm. We have 28 properties under contract and 90 have sold since January 1st with a Sale/List Price ratio of: 100.0 and an average of 46days on market. Approximately a 2.8-month inventory

 Summit: Currently has 92 active properties with 56 being listed over $1mm. We have 52 properties under contract and 171 have sold since January 1st with a Sale/List Price ratio of: 98.9 % and an average of 41 days on market. Approximately a 3.5 month inventory

 Chatham Borough: Currently has 34 active properties with 16 being listed over $1mm. We have 16 properties under contract and 92 have sold since January 1st with a Sale/List Price ratio of: 99.8% and an average of 40 days on market. Approximately a 2.4 month inventory

 Chatham Township: Currently has 65 active properties with 40 being listed over $1mm. We have 23 properties under contract and 110 have sold since January 1st with a Sale/List Price ratio of: 97.6% and an average of 61 days on market. Approximately a 3.8 month inventory

 Long Hill Township: Currently has 55 active properties with 4 being listed over $1mm. We have 26 properties under contract and 54 have sold since January 1st with a Sale/List Price ratio of: 97.1% and an average of 66 days on market. Approximately a 6.6 month inventory
