Brrrrrr!!!!! This Northern New Jersey cold weather means chapped lips, dry hands and worse, frozen home pipes. Team Nest Builder advises avoiding the disaster of bursting home pipes by adding these 10 tips to your winter home protection repertoire:
Disconnect those outdoor hoses! A water-filled hose connected to the faucet freezes, ice backs up into the pipe inside your home and the pipe cracks. Joy.
Cover Hose Bibs
Uh, what’s a “hose bib”? An insulated hose bib, kind of a mini bucket with a seal, covers an outdoor faucet, preventing heat loss from the pipe and protecting it from the cold for as little as $3.
Get Wifi Warnings
A Wi-Fi thermostat lets you control and monitor your home’s temperature using your smartphone. Temperature drops excessively? Get an email or text alert! Costs around $100-500. At home centers.
Leaving Town? Turn Off Your Water!
If you’re leaving town for a few days or more, turn the water off at the main shutoff. Result? If a pipe freezes and cracks, you’ll sustain much less damage.
Pipes in unheated areas such as crawl spaces, attics and garages should be covered with heat cable and covered with pipe insulation.
Show Your Garage Door Some Love
Protect your garage water lines by insulating your garage door, if not the whole garage.
During extreme cold, bypass your thermostat’s program and leave the temperature steady, or even turn it up a few degrees.
Open kitchen cabinet doors to allow heat from the house to permeate the cabinets.
A slowly trickling faucet acts as a relief valve for pressure that builds up if a pipe freezes, possibly avoiding a cracked pipe.
Shut Off Outdoor Faucets
Turn off outdoor faucets at their shutoff valves. Know what a “bleeder cap” is? If so, open the faucet and then open the bleeder cap on the shutoff valve to drain water out of the pipe first, then leave the bleeder cap open with a bucket underneath to catch drips. This extra measure drains the pipe, key to avoiding water trapped inside freezing and cracking the pipes!
