SOUTH PLAINFIELD, NJ – Real estate sales have become much more complex than years past, according to Guy Moretti, Team Leader for the Moretti Team at the South Plainfield-based Berkshire Hathaway Home Services of New Jersey (BHHSNJ).

“The industry is changing. Years ago there was a 80/20 rule which said 80-percent of real estate sales were completed by 20—percent of the agents.  Today, it is closer to 90/10 as single agents struggle to compete in the market place,” said Moretti, a successful 37-year real estate veteran.

Real estate agents today, said Moretti, must stay current with changing rules and regulations, prospect for new business, incubate prospective business, service the existing sales, service active listing inventory, use internet market strategies, and stay current with technology while also continuing to improve their sales skills, manage the transaction from legal review and structural, environmental, municipal, and bank Inspections and handle closings, among other things.

Throughout his career, Moretti has created a means of delivering real estate service to consumers allowing his team to exceed all industry standards in sales production while providing superior customer service to his clients using a ‘team approach’ to selling. The Moretti Team’s sales success speaks volumes to this innovative approach to selling real estate; in 2015, the team’s sale production was ranked in the top one percent nationally within Berkshire Hathaway Home Services.

In addition to Guy, the Moretti Team includes Toni Moretti, a 30-year real estate veteran, who manages all prospect inquiries. Toni will talk with prospective clients, identifying their housing needs and wants and when they are ready to buy or sell before turning the prospect over to her husband Guy or one of their teammates to further help the client find the right home.

The sales process is managed by Guy along with fellow team members Eugene Moretti, Glenn Jones and Jen Rems and, when the client finds a home and the property moves to the contract stage, Gi Sofka. A 20-year real estate veteran with a strong banking background steps in. Gi helps the Moretti Team manage the sales process and makes sure all deposits, home inspections, bank inspections and conditions in the contract are met on time while also managing the growing short sale inventory, which requires a strong understanding of the process along with lots of time and patience.

“These real estate experts have been highly trained and share the same family values they need to help clients through what is sometime a very emotional process,” Moretti said. “Each person’s background consists of training in finance, structural integrity of a home, environmental concerns and remediations, negotiation and communication Skills, to name a few. Today the difference, most times, between a successful sale and a property falling through is the skills of the agent managing the process.”
