PLAINFIELD, NJ — Plainfield's Planning Board will reorganize at its first meeting of the new year. It will also hear from Applicant 1369 South Plainfield LLC for the property located at 1369-1403 South Avenue, which falls within the South Avenue East Redevelopment Area. The Applicant, from Lakewood, purchased the property in November 2018 for $600,000.
The Applicant is seeking preliminary and final site plan approval, as well as variance approvals and design waivers, to construct a five-story, mixed-use building consisting of approximately 1,595-square-feet of commercial space, 24 apartments with parking, and related site improvements.
Items up for discussion include smaller 1-bedroom apartments, from a 750-square-foot minimum to a proposed 717-square-foot unit, ground floor commercial space at a proposed 31 percent versus the 40 percent minimum, and decreases in side yard setbacks, parking stall dimensions, and parking/driveway setbacks from the building, from a 5-foot minimum to 0-foot proposed.
The Applicant is represented by Joseph Paparo, who is also counsel for the Wawa that will replace Giovanna's and other homes and businesses on South Avenue.
The public is invited to present any objections to the granting of the application. The meeting is scheduled to be held at 7:30 p.m. on Thursday, January 16, 2020, in City Hall Library, 515 Watchung Avenue.
