PLAINFIELD, NJ — Plainfield's Planning Board unanimously approved plans Thursday for a five-story mixed-use residential building at Park Avenue and West 6th Street, on the site of a former used car lot.

The building, designed by Taylor Architecture & Design of North Plainfield, will include retail space on the first floor, and 14 residential apartments above: eight 2BR/2BA units, and six studio units.  Each apartment will be ADA compliant, and include a gourmet kitchen, and washer and dryer.

According to a release by the firm, "The exterior of the building is a combination of brick veneer and composite cement fiber panels. The ground floor has a generous amount of storefront glazing to draw in pedestrians. Amenities include resident storage, fitness center, package room and rooftop terrace. The building also includes many sustainable features for energy savings and the environment, including a state of the art VRF heating and cooling system."

The intent is to provide phone and cable services, so there aren’t satellite dishes hanging off the building. Landscaping, including zelkova trees, will be updated to reflect street scaping standards, and the Shade Tree Commission will have the opportunity to review the plan.

Parking permits have already been obtained by the applicant, 522-526 Park Avenue Urban Revival LLC, for 14 residential and 9 retail spots at off-site parking lot 10.
