DENVILLE, NJ – Social media was all abuzz on Thursday, April 11, with news that Trader Joe’s was coming to Denville. TAPinto Denville sat down with Denville Business Administrator Steven Ward on Friday, April 12, to ascertain the status. Here’s what the town knows thus far.
--A representative from Trader Joe’s called Denville Construction Official/Zoning Official Sal Poli to inform him that Trader Joe’s had signed a lease for space formerly occupied by Bensi and Pier 1 Imports at the Shoppes at Union Hill on Route 10 West in Denville. Denville Mayor Thomas Andes posted a statement on Facebook to the foregoing effect.
--The lease is a private contract to which Denville Township is not a party. Consequently, the township has no knowledge of the terms of the agreement or the actual space it covers.
--Trader Joe’s has not filed with the town a Business License Application, which is required before it can operate in Denville.
--Trader Joe’s will be meeting with Poli in the coming weeks to discuss its plans for the space at the Shoppes at Union Hill. The township is particularly interested in Trader Joe’s plans for parking.
--Review of the Business License Application when filed and a better understanding of Trader Joe’s plans for the property will determine preliminarily whether the business is in the appropriate zone, adequate parking is available, interior or exterior structural changes are needed, etc. Answers to the foregoing will determine whether an Application for Development needs to be filed for Planning Board approval and a Zoning Board variance.
“There’s still a lot we don’t know, but one would think that before entering into a lease, Trader Joe’s did its homework to conclude that the space at the Shoppes at Union Hill would be suitable for its business,” Ward pondered.
As for the status of Corrado’s Market, a Business License Application has been submitted to the township to conduct business at Denville Commons on Route 10 West, less than one mile west of the Shoppes at Union Hill. Approval has not yet been issued, however, and the application currently is in review with the Health Department.
