ROXBURY, NJ – The township this week issued a building permit for a new Walmart Supercenter in Ledgewood, a structure that will cost more than $12 million to build, according to public records.

The permit was issued Sept. 16 to Ledgewood Investors, the Bridgewater company in the process of converting the former Ledgewood Mall on Route 10 into the new Shops at Ledgewood Commons. A description of the work allowed in the permit: “New ground-up construction of a Walmart store.”

March Associates of Wayne is named as the contractor for the project.

The Walmart Supercenter will be 164,087 square feet, more than 41,000 square feet larger than the former Walmart store on the site that was razed this year, according to records. It will serve as the largest anchor store in the new shopping center, be open 24 hours and include “online grocery pickup (OGP)” lanes that will have Walmart workers bring to customers’ vehicles groceries ordered from home.

The new store, which will not have an auto care center, will cost more than $12.3 million to build, according to cost estimates included in Ledgewood Investors’ application for the construction permit. That figure includes electrical, plumbing and fire suppression equipment. The developer paid Roxbury $138,060 to get the permit.

Construction of the store must begin within a year, according to the township, but no finish date is imposed. The developers’ website predicts the Shops at Ledgewood Commons will be open by next October.

Much of the work on the other stores proposed for the new, 470,000-square-foot shopping mall involves retrofitting current structures on the 47-acre site, although the developers plan to erect several new buildings on the grounds.

The Marshall’s, Ashley Furniture, Men’s Wearhouse, Barnes & Noble, Red Lobster, Wendy’s and Lemon Tree Family Salon stores are expected to remain, but the Barnes & Noble will occupy space in the building that formerly housed the Ledgewood Sports Authority store.

The developers say they have signed leases for an Ulta, a Five Below and a 24-Hour Fitness. They say they expect other tenants will include DSW, Chipotle Mexican Grill, Panda Express Chinese Kitchen, Five Guys Burgers & Fries and Starbucks.
