ROXBURY, NJ – Some good news for Roxbury area Starbucks junkies who are also commuters: The proposed Starbucks at the new Shops at Ledgewood Commons will have a drive-through lane, according to plans.
Starbucks is one of four new restaurants being proposed by the developers of the new shopping center replacing the former Ledgewood Mall on Route 10. The developers are also expecting to lease space to Five Guys Burgers & Fries, Chipotle Mexican Grill and Panda Express Chinese Kitchen.
Plans submitted by the architectural and engineering firms designing the project show that the four eateries will be built on a section of the site that now includes the Barnes & Noble bookstore, which will be razed. The Barnes & Noble is expected to re-open in a part of the shopping center that last was used for a Sports Authority store.
In addition to the drive-through lane, the plans depict a 1,250-square-foot outdoor courtyard area between the four new restaurants (called Pad C-1, C-2, C-3 and C-4). There will be benches and plants, but no tables are shown.
About two weeks ago, the developers submitted amended preliminary site plans for this part of the project, which they deem “Phase III.” The renovation of the buildings that once held the Sports Authority - and will continue to house Men’s Wearhouse and six other retailers - is deemed “Phase I.” Construction of the new Walmart Supercenter and other stores toward the rear of the site is called “Phase II.”
Although the entire shopping center already received township Planning Board approval, the developers are seeking “resolution compliance sign-off” for Phase III from the Roxbury Planning Department.
“The overall phasing plans have been revised to depict the Pad C-1 through C-4 as standalone Phase III, noting that these improvements will also be running concurrently with the construction of Phase I and Phase II, which are currently underway,” wrote Bohler Engineering. “Specific tenant manufacturer order board signs associated with Starbucks including speaker boxes have been provided on Detail Sheets.”
