ROXBURY, NJ - The developers converting the former Ledgewood Mall into The Shops at Ledgewood Commons has signed contracts with a number of retailers, including Five Below, Ulta Beauty and DSW, it was announced on Wednesday.

Appearing before the Roxbury Planning Board, representatives of the developers said other companies have signed tenancy commitments but did not want their names revealed. They include a retailer poised to occupy the space formerly used by Ruby Tuesday. Roxbury Councilman Jim Rilee said he believes a Starbucks and a Chipotle restaurant have also agreed to set up shop in the new mall.

Men's Wearhouse intends to remain in its current spot. The Five Below, Ulta Beauty and DSW outposts will join Barnes & Noble and another couple of stores in occupying square footage formerly held by The Sports Authority, said architect David Delle Donne.

The building currently housing Barnes & Noble is going to be replaced with a new structure, one that is likely to house a restaurant, said town officials.

Pressed by members of the planning board for more information about tenancy contracts for the main part of the mall, the developers remained tight-lipped. The Walmart, Ashley Furniture, Marshall's and Cutting Crew stores are going to remain as the developers convert the formerly enclosed mall into one where no stores are connected internally and all have doors facing the parking lot, similar in design to the nearby Roxbury Mall.

Roxbury Planning Board Member and Councilman Bob DeFillippo pointed out that many people in Roxbury are wondering about the large piles of rubble that have remained at the site since the former Macy's store was demolished in November 2017. He was told that some of the debris will be recycled for use during the construction phase.

When the project was first proposed, the developers projected a 2018 completion. That was subsequently changed to 2019 but the current projection is for 2020.

"It's a big project," said DeFillippo after the meeting, acknowledging he - and most in town - would like to see more visible signs of progress. "Obviously, the project is alive and well and moving forward," he said.
