ROXBURY, NJ –The new Walmart Supercenter under construction in Roxbury received final site-plan approval from the Roxbury Planning Board on Wednesday and should open to the public Oct. 7.

The board’s action means the applicant, Ledgewood Investors, LLC, “complied with all procedural requirements, rules and regulations … and that all required provisions of procedural compliance have been filed.”

The $12 million Supercenter is considered “Phase 1” of the larger Shops at Ledgewood Commons project, which received preliminary site-plan approval from the planning board in May 2017.

That preliminary approval was amended several times in the intervening years, including a March 2019 revision that allowed the developers to demolish a former 64,000-square-foot Walmart on the site and replace it with the 164,000-square-foot Supercenter.

Wednesday’s final site-plan approval takes into account a number of minor changes to prior approvals related to the new Walmart. For example, it approves a plan to make cosmetic alterations to the store’s online grocery pick-up area.

The developers and board met remotely for Wednesday's 3-hour-long meeting. The developers are going to return Sept. 16 to provide an update on their efforts to remove a huge pile of soil at the construction site - which some are calling Mount Ledgewood. They said much of the soil will be used as fill material once they demolish the former Barnes & Nobile store.

"I think you guys have done a great job on the property," said Roxbury Councilman and Planning Board Member Jim Rilee at the meeting. "This has been a huge process that's taken place ... We're so ecstatic about the job you're doing over there and what you are doing for this township."
