FANWOOD, NJ – Fanwood’s director of economic development, Liz Jeffery updated the Borough Council on business developments during the governing body’s virtual meeting on Monday, May 4, 2020. Among the noteworthy items are:

Young’s Paint site (1 South Ave).
Empire Properties, which owns the parcel, submitted a new site plan application on Jan. 15, and revised it on Feb. 25. The zoning review is complete, and the developer must now present to the Fanwood Planning Board at a date TBD.

A&P site (105 South Ave.)
Concept plans have been prepared for a mixed-use development (residential with a large stand-alone restaurant and bar) at the former A&P site.

Carano Square LLC was designated the developer on Jan. 6, 2020, for the former A&P site, which is part of a designated Area in Need of Redevelopment. The borough expects a Development Agreement will be signed soon.

K9 Resorts
K9 Resorts received Planning Board approval on August 28, 2019, for an expansion of its doggie daycare facility. Construction permits will be issued soon, although the work may not occur until fall as the facility adjusts to COVID 19 operations.

Fanwood Animal Hospital (137 South Ave.)
Fanwood Animal Hospital received site plan approval on May 25th, 2019, for the adaptive reuse of 137 South Avenue into a new 6,000 sq. ft., state-of-the-art animal hospital. Permits were issued last October 7, 2019, and construction is now complete. Dr. David Frantz estimates that he will open the new facility on Monday, May 18th.

40 South Ave. (former Il Sogno restaurant)
A site plan has been submitted for a mixed-use project consisting of 24 market rate rental units and 4 affordable units over retail spaces. Borough review of the application is not yet complete, so it is not yet advancing to Planning Board.

282 South Avenue (The SOHO at Fanwood)
The Landmark Company, developer of Station Square, submitted a site plan application on April 27, for property on the corner of South Ave. and First Street in Downtown Fanwood. The project consists of 52 market rate units and 10 affordable units. Retail and amenities are located on the ground floor. Borough review is not yet completed. Planning Board date tbd

Commercial Corridor (South Ave. from Terrill Road to the train station)
in 2017 the Borough received an NJTAP grant (NJ Transportation Alternatives Program) or $802,000 for South Ave. streetscape improvements. The design cost will be paid by NJDOT. A kickoff meeting pending. The streetscape is part of the Old South Ave. Redevelopment Plan approved by Borough Council on Aug. 14, 2019.

During the meeting, Jeffery covered the extensive support Fanwood has given the business community during the COVID-19 pandemic. Borough officials have had ongoing communication of coronavirus-related information daily, such as Gov. Murphy’s Executive Orders regarding restrictions and essential business operations, NJ State business assistance programs run through the NJEDA (Economic Development Agency) and the Department of Labor, federal assistance via the CARES Act Paycheck Protection Program (PPP) and SBA Economic Injury Disaster Loans (EIDL), and local technical support available through the Small Business Development Center at Kean and SCORE.

The borough has is supporting local food providers and restaurants to encourage ordering of take-out (curb side) and delivery and FLAG donations through the Fanwood website, eNewsletter and social media.

Community efforts
Front Line Appreciation Group (FLAG of SPF has raised over $23,000, of which more than $14,000 was spent locally. These funds were raised from 462 donors and provided more than 2,230 meals to area frontline workers (nurses, doctors, EMS, and other medical workers).

Lastly, The Fanwood Community Foundation conducted a virtual food drive for the Community Food Bank of NJ.
