FANWOOD, NJ -- Liz Jeffrey, Fanwood's director of economic development, presented her latest update at the Borough Council meeting on Monday, July 15, and detailed the progress that has been made at serveral high profile properties.

Station Square at Fanwood (35 townhome style rentals with 7 affordable units) 
Landmark Properties reports that Buildings 1, 2, and 3 (eight units each) are now fully occupied. Building 4 (seven units) is also fully occupied. Building 5 (seven affordable units: two ARC and five with state application/lottery process completed): full occupancy in July.

35 Second Street (Ponzio Property)
Construction is ongoing on the first floor (2,100 sq. ft. commercial) and second floor (two residential units). Interior work is underway.

Frank’s Auto Body
Renovation is completed and final site work is occurring. The new sidewalk on La Grande Ave. is in. 

105 South Ave. 
Planning is underway for residential project with street level retail component. Concept plans have been prepared for a mixed-use development: residential with a large stand-alone restaurant. 

Fanwood Animal Hospital
On May 2019, Fanwood Animal Hospital received site plan approval for the adaptive reuse of 137 South Ave. into a new 6,000 sq. ft., state-of-the-art Animal Hospital. 

Commercial Corridor West
The Borough would like to ensure coordinated design and planning relative to the South Avenue "TAP grant" streetscape improvements and the overall pedestrian connectivity in that corridor as well as to the Plainfield-Netherwood community to the west and downtown Fanwood to the east. The Borough also would like to have a comprehensive plan for the Old South Avenue area due to the multiple developments occurring in that section of Commercial Corridor West. 

Phillips Preiss Grygiel Leheny Hughes LLC prepared the Old South Ave Area in Need of Redevelopment Study. The Borough Council designated the Old South Ave. area an "Area in Need of Redevelopment" on Oct. 15, 2018. A draft Redevelopment Plan for the area is under review and will go to Council for introduction soon.

Dr. Kareem Osman DDS has leased a portion of 44 S. Martine Ave. (the former Bath Connection space). Tenant improvements are underway.

The Fanwood Larder grocery store is coming to downtown! An August opening is anticipated, according to owner/entrepreneur Eva Pfaff, a Fanwood native has leased the remaining retail space at 44 S. Martine Ave. The store will carry many grocery essentials, as well as specialty items, prepared foods and organic products. 

Rice Inn Space
