Springfield Planning Board: Pool House for Summit Hill at Springfield Approved

SPRINGFIELD, NJ – A short summer Planning Board meeting Wednesday evening in Springfield involved one resolution and two applications. 

The first application was 6-2017-S for Summit Hill at Springfield at 100 Stone Hill Road.  It was a preliminary & final site plan with a variance involving lot coverage tied to the construction of new pool club house.  The addition is meant to increase the amenities offered at the apartment complex, which has 19 buildings and over 200 apartment units. 

The main issue addressed was possible change in the impervious area caused by constructing the pool house and based on the presentation made, there would be essentially be no change.  In response to one question as to why build now, the point was made that “…new ownership wants to improve the property.”

With modest amendments and an agreement that any changes would be in compliance with existing regulations, the application was approved unanimously.

The second application was much more modest.  It was application 5-2017-S for 21 Fadem Realty at 21 Fadem Road.  It is a minor site plan involving an overhead garage door and parking changes.  Concerns about potential traffic issues were adequately addressed in response to board member questions.  The application was approved unanimously.

Amendment 8-2015-S for Baltusrol Golf Club’s amendment to final site plan for lighting for the parking lot was approved unanimously.

The next Planning Board Meeting is scheduled for September 6, 2017.
