Foley Square Townhouses Selling Rapidly

NEW PROVIDENCE, NJ - Foley Square at Murray Hill, the luxury townhouse complex of 22 units located on South Street just south of the New Providence town center, is coming along quickly, as the units are completed and are being sold in short order.

Designed by Kapuscinski-Luongo Architects, KLArchitects, local New Providence architects Karen Loungo and Ted Kapacuinski have designed spacious units that have three full floors, two-car garages, crown molding, gourmet granite-countered kitchens, and a location just a short walk away from the Murray Hill train station.

Eleven of the 22 units are either sold or under contract. Nine remain to be built and sold.  Berkshire Hathaway Broker Associate Michele DiBenedetto, ABR, SFR, is pleased with the traffic in the units and the rate of sale through mid-summer. “As soon as we can ready units for sale, our buyers are eager to close and move in," DiBenedetto said. "We have a cross-section of buyers: those who commute by train to the city, those with young children, and those who are re-sizing from a single family home to the convenience and ease of a townhome. All seem very happy with their decision.”

Buyers note the attention to detail, the full, finished media room on the lower level of the units, and the potential for an elevator that is included with the units as built.  A homeowner has the option to add an elevator with initial construction or add it later, or not at all.  If not, all floors have an additional, very amply sized storage closet where the elevator could go.

Builder Howard Weinerman, a principal of Foley Square at Murray Hill, LLC, developer of the project, is content with the product he is delivering. “As developers of this property, we take great pride in the design and quality construction of this project," Weinerman said. "We are glad to be able to offer this wonderful townhome community here in New Providence.”

New Providence gives homebuyers close proximity to Manhattan, with convenient train service, ease of access to area airports, highly rated school system, and a revitalizing downtown.

Further details about Foley Square at Murray Hill can be found DiBenedetto can be reached by email at, on her cell at (908) 432-5603, or at the New Providence office of Berkshire Hathaway Home Services, 1260 Springfield Ave., at (908) 464-5200.

Rate hikes can dampen bond performance, but keep perspective on how rising rates impact ...

Cluelessly Clueless

I teenaged my way through high school under the assumption that my parents had no idea what I was doing.  I like to think I was pretty good at withholding information and presenting situations in ways that were other than they really were.

Still, sometimes they found things out.  Like the time my friends plopped me on our front door step at one o'clock in the morning ...
