UNION, NJ - The Union Planning Board heard testimony at Thursday night’s virtual public meeting of plans to modify existing structures and construct new buildings at the ShopRite/Best Buy shopping Center on Route 22 west.
Representatives for the Robbins Agency presented proposed plans for the site in several parts, including the vacant, standalone Pizza Hut and gas station structures, changes to the vacant Ruby Tuesday Restaurant and the Avenue clothing store, and a new use of the Payless Shoes store.
Plans for the Pizza Hut property include demolishing the building and constructing a single story, three-tenant structure. The proposed building will include a drive-through window for one of the future tenants. The 30-foot Pizza Hut sign will remain and be modified with new tenant names.
The site of the vacant gas station to the south of the Best Buy building will be developed into a single story building, with approximately 4,500 sq. ft. The plan calls for two restaurant tenants, each with 2,250 sq. ft.
The building area currently housing the shuttered Ruby Tuesday Restaurant and the neighboring Avenue clothing store, which has been vacant for several months, will be combined into one space and house a Miller's Ale House restaurant. Minor improvements to the façade are proposed, but no major changes to the structure are planned. The existing Subway restaurant behind the Ruby Tuesday Restaurant will remain.
Plans also call for converting 5,000 sq. ft. of the vacant Payless Shoes store for use as ShopRite’s shopping-from-home staging area.
Improvements to traffic circulation, landscaping and lighting are included in the plan. No changes to any of the driveways along Route 22 or Springfield Road will be required. Aside from Miller's Ale House, the names of future restaurants and tenants were not cited during the meeting.
The Planning Board unanimously approved the plans.
