ROXBURY, NJ — A new building to be built at The Shops at Ledgewood Commons will have more retailers than originally anticipated.
The proposed 10,000-square-foot structure, to be built near the Red Lobster restaurant — will have five separate storefronts instead of the three shown in initial plans.
The Roxbury Planning Board, on Wednesday, gave unanimous approval to the site plan amendment proposed by Ledgewood Investors, LLC. The board’s initial Nov. 4, 2020 action authorized the developers’ plan to split the building into three units.
The building is not getting bigger, just divided more. Under the new design, there will be one 3,200-square-foot unit at one end of the building. It will be joined by two 1,800-square-foot units and two 1,600-square-foot units.
At the meeting, Roxbury Mayor Bob DeFillippo, who also sits on the planning board, praised the developers for the way the long-awaited project is turning out. “Just a general comment,” he said. “I’m getting a lot of feedback from the community about how nice the center looks. So, just congratulations. It’s very well-received in town.”
Roxbury Planning Board Chairman Charles Bautz had similar comments about the 470,000-square-foot shopping center that replaced the floundering Ledgewood Mall.
“John Q. Public has been pretty happy with the tenants down there and the facility, the look and the function," he said. "All of that. It’s been good to hear. I know it’s been a very long road, but there are positives and, like we said from Day One, getting this thing up and running was very important to our community, and we do appreciate that.
John Wetzel, a board member who also serves on the Roxbury Economic Development Committee, had particular praise for the food offerings. “The mall looks great,” he said. “I’ve been following the traffic in the foods court. It’s been tremendous. They seem to be quite popular, and I must say I’ve been to them myself a couple of times … Just a nice addition to the town. It’s a welcoming space.”
