Historically, the “spring market” in real estate has been known as the best time to sell a house. However, real estate sells twelve months a year. Even with summer vacation season in full swing and school opening in approximately one month, houses and condominiums are still selling in the West Essex area.
Karen Wood, Realtor Associate at Arcadia, REALTORS, stated recently, “Spring is in the eye of the beholder!” Wood indicated that her newest listing at 17 Washington Avenue, West Caldwell is a prime example.
The three bedroom traditional Cape Cod home is priced at $329,900. The property’s close location to Washington School and its taxes, which are under $7,000, helped spark interest in the popularly priced residence.
Wood said, “As soon as the sign went up in front of the house my cell phone began to ring. And when pictures were posted on Realtor.com and gsmls.com the inquiries continued.” Wood predicted that there was a good chance that the first offer would come shortly after the August 4th public open house.
Currently, there are 30 single family homes and condominiums for sale in West Caldwell. There are also 24 homes and condos under contract in the suburban western Essex community. A majority of the houses and condos under contract had offers accepted within 25 days of being listed.
