WEST ORANGE, NJ — By a unanimous vote, the members of the West Orange Township Council approved an ordinance on first reading on Tuesday to adopt a redevelopment plan for 300 Executive Drive (Block 155, Lot 42.01), including the Executive Drive and Essex Green properties, which is an area designated as being in need of redevelopment.
The redevelopment plan for this building, which can be viewed HERE www.westorange.org/agendacenter, will be fully reviewed with a representative of Heyer, Gruel and Associates at the next council meeting on Sept. 4. This firm was retained to work with the township planning board to prepare a Redevelopment Plan for Executive Drive and Essex Green.
Among the plan’s highlights is improving the exterior façade of 300 Executive Drive to reflect a modern aesthetic and enhance its marketability, remodeling the interior of the office building to provide brighter, more open, more desirable floor plan layouts and modernizing the building’s cafeteria, mechanical equipment and utilities.
“The internal redevelopment of the outdated office building will bring a productive use to the site for the future,” the plan states, adding that this redevelopment is needed as part of “revitalizing the surplus of suburban office space to restore its economic benefit.”
During public comment, resident Claire Silvestri asked why the redevelopment plan is “coming to us piecemeal.” She also questioned why only this small portion is deemed in need of redevelopment at this time, and whether improving a building’s interior be part of a redevelopment plan.
Her questions were not immediately addressed but will be among the many being considered at the next council meeting.
