As a local Realtor I have seen many changes in real estate, and we have adjusted and moved forward and upward. We quickly adapted to the new lay of the land. In January 2020 real estate for our area was to be a banner successful year. The stars were aligned but a little virus bug called COVID-19 would make a huge and dangerous impact that would soon be at our doors. Hence, in March, the stay at home, shelter in place, shutter in, quarantine, whatever you want to call it, the result, a halt in home buying and selling, work stopped, people furloughed, schools and businesses closed. But what that little bug virus didn’t know was the amazing minds, creativity, tenacity, bravery, energy dedication of men and women teenagers and children.
The community rallied together with Zoom business meetings, family Zoom get togethers, reaching out to those far and wide and even next door. Technology helped us through all of this.
In real estate we were already using paperless transactions, Skype, Zoom, Hangout, virtual tours, 2D and 3D floor plans and photos, information from sellers about their homes. High-end brochures were already part of the buying and selling process of homes.
Now we are doing more in establishing protocols to keep all involved safe the New Virtual Open House. There are clients that still need to sell their homes, there are buyers that want to find their dream homes, and we have created and adapted to the virtual environment and new marketing platform to assist those involved. The Virtual Open House, the video home tours now include attics, basements, heating and air-conditioning systems that were never part of the marketing. Creating a simple video of the home with a camera now has become a standard.
Here are a few of the new protocols of home buying and selling:
Digital brochures with the usual photographs, video walk-through and images of mechanicals seller's desired closing date, location of the home and the seller's disclosure. To provide extensive Zoom, Skype, Hangout, FaceTime showings as the next step and only conduct an in-person showing if required when buyer has determined this is the right property for them and in order to make a fully informed purchase decision.
For any in-person showings: Every interested buyer will be required to review data within this brochure. For an in- person showing the buyer and seller will need to sign a COVID-19 hold harmless agreement. I will coordinate and tailor each in-person showing will be to the seller and buyers showing process including asking the Sellers to leave all lights ON, all doors OPEN and ALL mechanicals viewable, so that clients do not touch anything while in the home.
Social distancing, face masks, booties, gloves will be a requirement. No more than two adults, no children. The agent will remain outside until buyers have toured the home at which time the agent will view the home. Questions can be texted, Zoomed, video call to the listing agent at that time, as well.
Homes are still being listed and sold I expect the summer to be robust for our area and by October we could see our spring market and will have a better understanding of where we are headed.
